Why Is My Roof Turning Black?

Those dark tiger stripes on your Marion County roof — are they dirt, mold, or something else entirely?

I get this question constantly. Homeowners in Ocala look up and assume pollution or “roof dirt.” Most of the time, the black streaks are algae. Florida humidity gives it a perfect home. Here is what is growing up there, why blasting it with a pressure washer is a bad bet, and how soft washing treats the cause without treating your shingles like a driveway.

What those black streaks usually are

A common roof algae — often discussed as Gloeocapsa magma — feeds on the limestone filler in asphalt shingles. It shows up as dark streaks, especially on north-facing slopes and under tree shade where the roof stays damp longer. Marion County oaks, afternoon storms, and year-round humidity speed the cycle.

You may also see lichen or moss in heavier shade. Those look different (patchy, raised, or green-gray) but the maintenance idea is the same: address the growth with the right method, not raw force.

Why Ocala roofs show it sooner

  • Humidity. Algae loves moisture that never fully baked off.
  • Tree canopy. Oak Run, Heath Brook, Silver Springs Shores, and similar oak-heavy neighborhoods often see streaks earlier.
  • Shade and roof pitch. North slopes and low-sun pockets dry slowly.
  • Age of the roof. Older shingles have had more seasons for growth to establish.

This is not a failure of your last cleaning. It is Central Florida climate meeting asphalt. Homes from SummerGlen to Belleview deal with the same pattern — timing and shade are what differ.

Why high pressure is the wrong tool

It is tempting to rent a big washer and “blast the black off.” That approach can:

  • Strip protective granules from asphalt shingles
  • Drive water under laps and into the roof system
  • Smear algae without killing the root of the growth — so streaks return fast
  • Void manufacturer guidance that favors low-pressure cleaning methods

Your driveway can take controlled pressure. Your roof generally cannot. That distinction is the heart of how we quote work at H&S Home Services. Read more on our soft wash vs pressure wash page.

How soft washing treats roof algae

Roof soft washing uses low pressure and the right chemistry to address algae and organic growth. The goal is to clean the surface without beating granules off the shingles. After treatment, streaks fade as the growth dies and weathers off — which is normal. Soft wash is about killing the organism safely, not power-washing the roof into looking “white” in one afternoon.

We also look at the rest of the home. If stucco is green and the driveway is slippery, bundling roof with house soft wash or concrete cleaning often makes sense. Packages outline common combinations.

What you can do between professional cleanings

  • Keep gutters clear so water does not sit against the roof edge — see gutter cleaning.
  • Trim branches that keep large sections of roof in constant shade when it is safe and allowed.
  • Do not climb and scrub shingles yourself. Ladder work on a wet roof is a hospital visit waiting to happen.
  • Watch for new streaks after rainy seasons; catch growth earlier when curb appeal or a sale matters.

Curb appeal, listings, and HOA eyes

A streaked roof reads as “tired house” from the street — even when the lawn is perfect. That matters in HOA corridors and on listing photos where buyers zoom in on every elevation. Soft washing the roof (and often the house with it) is one of the highest-visibility resets we do in Ocala. Pair with window cleaning if glass is hazy too; the whole front elevation photographs cleaner.

When to schedule a roof soft wash

Schedule when black streaks bother curb appeal, before listing photos, or when growth is spreading across multiple slopes. A photo to (352) 520-2615 is usually enough for a quote — front elevation plus a closer shot of the worst streaks help. Commercial property managers and HOAs can also start on our commercial page.

FAQ

Is black roof algae harmful to the roof?

It mainly hurts appearance at first, but holding moisture and organic growth on shingles is not ideal long-term. Soft wash addresses the growth without the granule damage of high pressure.

Will the streaks disappear the same day?

Soft wash kills the algae; visual clearing often continues as dead growth weathers. That fade-over-time look is expected — not a redo.

How often do Ocala roofs need soft washing?

It depends on shade, trees, and roof color. Many homes revisit on a multi-year rhythm; oak-heavy lots may need attention sooner. Photos tell the story better than a calendar alone.
